Booking terms and cancellation

A booking is made the moment payment goes through. Confirmation with your booking code arrives by email straight away. There is no further approval step on our side.

Once you pick your dates we hold them for as long as you have to complete payment. If you do not finish paying, the dates return to the calendar automatically and you are charged nothing.

The price consists of the nightly rate and, if you bring one, the pet fee. Final cleaning, energy, bed linen, towels, Wi-Fi, firewood and running the hot tub are all included.

Payment is made online by card. It is handled by Stripe, so your card details never reach us and we do not store them.

If a deposit is set, you pay that share online and settle the balance on arrival. The exact amounts always appear in the summary before payment and in the confirmation email.

We are not registered for value added tax. The local tourist fee is included in the price.

Cancelling more than 30 days before arrival: we refund the full amount.

Cancelling between 30 and 14 days before arrival: we refund 50 percent.

Cancelling less than 14 days before arrival: the amount is forfeited. If we manage to fill the dates with another guest, we refund you in full.

To cancel, send us an email with your booking code. Refunds go back to the card you paid with, usually within five working days of confirmation.

If we cancel your stay for reasons on our side, we always refund the full amount.

Check-in is from 15:00 and check-out by 10:00. Handover is self-service; you receive the lockbox code a few days before your stay.

The house is for two guests maximum. Visits by anyone else need to be agreed in advance.

Smoking is allowed outdoors only. A pet is welcome for a fee; please tick the pet box when booking, the amount is shown in the form, added to the price and paid together with the stay.

You use the hot tub at your own risk. The plot is fenced, but there are raised areas without railings nearby. Please take care, especially after dark.

Guests are liable for damage to the contents of the house. Please tell us about any damage as soon as you can and we will agree how to handle it.

We are not liable for personal belongings left on the property, nor for damage caused by not following the instructions for the hot tub and the wood stove.
